Please review our property policies before making your reservation. Understanding our guidelines ensures a smooth experience and helps us provide the best possible service during your visit to Colonel Spencer Inn.
General Policies
Check-In: between 3:00 pm to 7:00 pm. Check-ins before 3:00 pm (no earlier than 1:00 pm) or after 7:00 pm can be arranged for a $25 fee. Please contact the innkeeper at 603-536-1755 to arrange.
Check-out: by 11:00am. Occupancy: All room rates are based on double occupancy. A child 9 years and up or a 3rd adult staying in the same room is an additional $35, more than one extra person we require a 2nd room to be rented.
Deposits & Payments: A deposit of one night’s stay is required unless otherwise stated at the time of booking. If a reservation is canceled with at least 7 days notice, your deposit will be refunded less a $25 service charge.
Payments can be made by cash, VISA/Mastercard or American Express. If you are paying by cash, it is collected at the time of check-in (a credit card is required to secure the reservation). Full payment for all reservations is required seven days prior to arrival and will be automatically collected from the credit card that was used to pay the deposit.
Rates/policies are subject to change and may vary during high-impact periods and for special requests.
Cancellation Policy: The Colonel Spencer Inn is a small bed & breakfast. Cancellations affect us greatly, therefore we must adhere to a strict cancellation policy. Although we understand situations arise making cancellations unavoidable, we do not take responsibility for changes to your reservation including but not limited to delayed arrivals, early departures, inclement weather, unforeseen changes to travel plans, medical or family emergencies, work conflicts, missed or cancelled flights, pandemics, force majeure. We highly encourage guests to consider purchasing trip insurance in the event of an interruption in travel plans. (can be purchased on checkout on our website.) Guests who fail to arrive or depart early will be charged automatically for the entire stay. We do not offer refunds. If a reservation is canceled with at least 7 days notice, your deposit will be refunded less a $25 service charge. If the cancellation is less than 7 days prior to arrival, the deposit is forfeited. Non-refundable, full deposits are required for all groups of 3 or more rooms.
Cancellation - Third Parties: If you booked via any method other than directly with us (Google Hotel Ads, Expedia, Airbnb, booking.com, etc.), you must contact the online travel agent and follow their rules, timelines, and processes. This information should be included in the confirmation email received from the online booking website.
Tax: NH Room & Meals Tax of 8.5% will be added to all rates. Rates subject to change, please inquire. All rates are US dollars.
Children & Pets: We do not allow children under 9 years old. Also, we are unable to accommodate any pets but we will gladly make recommendations for great area kennels.
Smoking: There is NO SMOKING of any substance including vaping inside the Inn or anywhere on the property.
Parking: We have private off-street parking.
Guest Policies
The Colonel Spencer Inn is a historic pre-revolutionary home dating back to 1764. For the comfort and safety of you and other guests, the following are some policies regarding your stay:
NO SMOKING - due to insurance regulations, and general health concerns of others, absolutely no smoking is allowed in the inn or the exterior grounds. There will be a charge to your account of $100 per each night's stay to defray costs of extra cleaning if there is any evidence of smoking.
FIREPLACES - Fireplaces are not available for use.
LUGGAGE - Please use provided luggage racks and keep all luggage off the bedspreads. Although we clean them after every stay, this will help to avoid damage to the quilts.
ALCOHOL - Guests are welcome to bring alcoholic drinks to have in their rooms. However, any damage that results from intoxication or other substance use is the responsibility of the guest and will be charged to your credit card.
TELEVISIONS - We do not have televisions in our rooms however guests are welcome to use the television in the sitting room. We have excellent wifi that can easily accommodate many internet devices such as cell phones, pads and computers.
With most antiques homes, maintenance is an ongoing project and our list is usually up-to-date. However, if there is anything you find not working properly, please kindly bring it to our attention.
Children 9 and up are welcome at the Colonel Spencer Inn. For the children's safety and the comfort of all guests, parents are expected to oversee their children's activities and curtail running, jumping, and loud behavior in the house.
For everyone's safety, only registered guests are permitted in the inn. Between the hours of 10 pm and 8 am, please respect quiet hours so as not to disturb relaxing or sleeping guests.
Breakfast is served from 7:00-9:00am on weekdays and 8:00-9:30 am on weekends unless prior arrangements were confirmed at check-in.
There is a lost key charge of $10.00.
Wastebaskets are provided in each room. Please do not flush any products except toilet tissue down the commode! We also provide paper towels in each bathroom for any spills or clean ups. Please do not use the bath towels.
If the climate in your room is not to your comfort, please see the innkeeper, who will be happy to make any necessary modifications.
Management reserves the right to terminate the stay of any guest who does not respect the guest policies of the Colonel Spencer Inn.
